Common Home Buying Myths in the Mankato Area
Myth #1: You can just find an agent through Zillow.
Zillow is a great place to browse listings, but the agent it connects you with is often assigned through paid advertising, not local expertise. That agent may not live in the area or know the neighborhoods you're considering. Our team lives and works in the Mankato area every day, so you always know who you're working with and what they actually know about this market.
Myth #2: You should call the number on the yard sign.
You can absolutely call it, but that agent (or home owner) represents the seller's interests, not yours, no matter whose sign it is. You're always entitled to your own buyer's agent, so you have someone in your corner looking out for your side of the deal.
Myth #3: You need 20% down to buy a home.
Most loan programs don't require anywhere near that. Many buyers in the Mankato area purchase with 3 to 5% down, and some programs allow even less depending on eligibility. We have great relationships with local lenders who can walk you through what you actually qualify for.
Myth #4: You should wait for rates to drop before buying.
